These Terms govern the use of SMS Communications from TruePMG. By opting in, you agree to receive reservation confirmations, check-in instructions, and other booking-related details via text.

FAQ

Check-In & Check-Out:

1 Early Check-in Policy
  • Approval Required: Guests must request approval from the host or cleaning crew before checking in early.
  • Turnover Days: If there’s a same-day turnover, early check-in requests will be declined.
  • Last-Minute Bookings: If a last-minute booking occurs after a late check-out, the cleaning crew should be informed immediately to expedite cleaning. If necessary, incoming guests may be asked to check in later
2 Rates for Early Check-in:
  • Complimentary for all properties if within 30 minutes of regular check-in time.
  • For properties like Serenity – Gatlinburg, Mountain Memories, Sunrise Ridge, Vogue Vibe, Morning Glory, Terracota – Casa Blanca, Terracota – Casa Establo, Window to Heaven, Alps Retreat, Mountain Dreams, Hickory Ridge, Pigeon’s Roost, Wonderland, I Do Too, Bearfoot Abbey, Honeysuckle, Dogwood, Mountain Laurel, Morning Glory (Unit 4), Wild Flower, Bear Oaks, Red Bud, and Black Bear View, the rate for early check-in within 1 hour is $35, and each additional hour is $25.
  • Terracota Bliss has an early check-in rate of $50 per hour after the first complimentary 30 minutes.
  • Indy – Park Flat, Indy – Windsor Park Pad, and Indy – Nook Ave charge $10 per hour after the first complimentary 30 minutes.
3 Late Check-out Policy
  • Approval Required: Late check-out must be requested in advance but is not guaranteed.
  • Unauthorized Late Check-out Penalty: If guests check out more than 2 hours late without approval, a $250 penalty plus the cost of the next booking (if applicable) will be charged.
  • Same-Day Instant Booking: If the property has a same-day incoming reservation, late check-out is typically not allowed.
4 Rates for Late Check-out:

Complimentary for all properties if within 30 minutes past check-out time (but should not be offered upfront).

Standard Late Check-out Rates

For the following properties:
Serenity – Gatlinburg, Mountain Memories, Sunrise Ridge, Vogue Vibe, Morning Glory, Terracota – Casa Blanca, Terracota – Casa Establo, Window to Heaven, Alps Retreat, Mountain Dreams, Hickory Ridge, Pigeon’s Roost, Wonderland, I Do Too, Bearfoot Abbey, Honeysuckle, Dogwood, Mountain Laurel, Morning Glory (Unit 4), Wild Flower, Bear Oaks, Red Bud, and Black Bear View:

•Late check-out within 1 hour: $35

•Each additional hour: $35

 

Special Late Check-out Rates

•Terracota Bliss: $50 per hour

•Indy – Park Flat, Indy – Windsor Park Pad, and Indy – Nook Ave: $10 per hour

 

By requesting an early check-in or late check-out, guests agree to the above terms. Please contact us for approval before making changes to your check-in or check-out time.

Occupancy & Housekeeping

1 Max Occupancy
Please abide by the maximum number of people in the properties.  We have guidelines set as to how many people our properties will accommodate and we have to stick to those numbers.  (If there are small children in your group that make your number go over, please call us to discuss this.  We will make arrangements for special situations.)

 

2 Non-Smoking
ALL OF OUR PROPERTIES ARE NON-SMOKING. We reserve the right to charge an additional fee to your card if we have to treat the property to get the smoke smell out. NO EXCEPTIONS

 

3 Pet Rules
  • Accepted Pet Types: Only dogs are permitted. Other pet types such as cats, birds, rabbits, and horses are not accepted.
  • Number of Pets: A maximum of two pets per reservation is allowed. Please inform us in advance if you are bringing more than one pet.
  • Pet Fees: A non-refundable pet fee of $125 per pet per stay applies to cover additional cleaning costs.
  • Supervision: Pets must be supervised at all times and never left unattended in the rental property.
  • Behavior: Pets must be well-behaved, non-aggressive, and house-trained.
  • Cleaning Up: Pet owners are responsible for cleaning up after their pets both inside and outside the property.
  • Property Damage: Pet owners are responsible for any damages caused by their pets. Any damages will be assessed, and repair or replacement costs will be charged accordingly.
  • Allergies: Future guests may have allergies, so we ask that you take extra precautions to minimize pet dander and hair during your stay.
  • Local Regulations: Guests must comply with all local ordinances and regulations regarding pets, including leash laws and waste disposal.
  • Restricted Breeds: The following dog breeds are not permitted: Doberman Pinscher, Rottweilers, Akitas, German Shepherds, Great Danes, Pitbulls, Malamutes, Mastiffs, Cane Corso, Chow Chow, Wolf Hybrid, Huskies, Staffordshire Bull Terrier, and certain types of Terriers.
  • Service Dogs: While service dogs are not classified as ESAs, they are regarded as occupants and must comply with the home’s occupancy limit. There are no fees for service animals, but they must not be out of control, unhousebroken, left alone without prior approval, or allowed into unauthorized areas. Additionally, service animals must be harnessed, leashed, or tethered when in public spaces. Pitbulls and Staffordshire Bull Terriers remain restricted, even as service animals.
  • ESA (Emotional Support Animals): Emotional support animals in Tennessee are treated as pets, and pet fees apply per our policy. Tennessee’s Senate Bill 1595 confirms that ESAs are not exempt from pet fees.

4 Noise Restrictions
Parties, loud noises or lewd behavior are strictly prohibited at any of our properties. You will be asked to leave immediately without refund.

 

5 Extra Cleaning charge
If the property is left in extreme disarray (trash not in trash bags, food left in property, dishes not rinsed off etc..) causing our cleaners to spend more time than should be necessary, we reserve the right to charge an additional amount for your cleaning fee after you have checked out.

 

6 Vacate the property
If any of these policies are not adhered to, your reservation will be void without refund and you will be asked to vacate the property without further notice.  We hold the right to contact the appropriate legal authorities if there is illegal activity going on at any of our properties.

Reservations & Cancellations:

1 Holding a reservation
Reservation fee must be paid to hold or reserve any property.
2 Reservations not paid in full
Reservations not paid in full at least 30 days prior to arrival, or sufficient arrangements made, will be subject to cancellation without notice or True PMG reserves the right to process the balance using the card on file.
3 Changing your dates
Should you need to change your dates, you can reschedule your reservation any time without penalty as long as the change is processed at least 30 days in advance of your scheduled stay. If you change properties or the new dates chosen are higher, then you will be responsible for paying the difference (exceptions are left to be decided by True PMG )

 

4 Cancellation Policy
Strict: Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.
